Leasing
Here is information that you will want to know before you apply
for an apartment with Cardinal Properties and information that you
will need before you move out. Please take a moment to look over
this information and make sure that you will be able to comply.
All apartments are rented on an annual basis and a damage deposit
equal to one months rent is required. Minnesota State Law currently
mandates that residents will accrue 1% simple interest on their
damage deposits held during tenancy. Pets are generally not allowed,
although some selected apartments will accommodate a single cat,
provided that an additional deposit is paid. If you would like to
apply for an apartment, each applicant will be charged a non-refundable
$20 application fee. In addition, your first months rent will be
due with your completed application. All applications will be reviewed
and if your application is accepted, your rent check will be cashed.
All rent is non-refundable. Therefore,
please be advised that if you change your mind regarding taking
occupancy, you not only will forfeit your first months rent, but
may be financially liable until the unit can be re-rented to another
resident.
If you are a full-time student that does not have sufficient references,
a relative that owns property in Minnesota will be needed to co-sign
your annual lease.
If you are searching for housing for occupancy prior to September,
please inquire. We generally have a few units available before September.
If you think any of our housing options may appeal to you and you
can comply with the conditions, we suggest that you confirm a commitment
from any potential roommates by pooling your money together as a
group. Then, all residents should understand and discuss that each
is individually responsible for the full term and amount specified
on the lease agreements. Make sure that you select your roommates
carefully and that each applicant has a clear understanding of your
mutual, annual agreement.
Showings will begin in the first week of July and continue until
all units are occupied. Please call to schedule an appointment to
view an apartment. Leave your name and a number that you can be
reached at. Be sure to repeat the phone number twice, to ensure
clarity.
